Comprehensive Healthcare Architectural & Interior Design Services
PRE-DESIGN PROGRAMMING
The Pre-Design Program captures the scope and scale of the facility and services mix. The functional requirements are defined in terms of the services to be accommodated, potential workload and key operational premises. The spatial area requirements are mapped mathematically to monitor the overall space availability vis-à-vis facility prerequisites.
CONCEPTUAL DESIGN
The conceptual design is developed by Hand Drawn sketches which are lively, easy to grasp and modify during the initial discussion phase of the project. This also helps to comprehend the overall volume and scale of the project. Based on the tentative floor template the area requirements given in the pre-design programming stage are allocated floor levels in a Stack Plan.
SCHEMATIC DESIGN
The Schematic design stage fine tunes in sketches done in the conceptual stage in computer programmes and develops measured drawings for Site plans, Building plans at various levels, Sections and Elevations. At this stage 3D views and walkarounds can be prepared to finalise the look and feel of the project.
ARCHITECTURAL SERVICES
The architectural design services shall include Design and Coordination with Structural and MEP Designs for the Building Shell of the project.
The architectural services shall include the detail design of the following:
a) Plans and Layouts for Building Shell and Ancillary structures
b) General site development – excluding landscape design
c) Elevations for the structure – excluding additional system design such as for ACP cladding
d) Interior finishing for project at the basic level – including finishing for floors, walls and ceilings, doors and windows BUT excluding Furniture Designs and Details.
On the basis of the Design finalised, the stage of deliverables will be as follows:
I. Develop the Specification for the project to allow the client to review and approve the design concepts of the project.
II. Based on the approval of Specification develop working drawings for execution of the Building Shell.
III. Develop a Bill of Quantity based on the inputs of the above stages for Tender
IV. Based on the approval of Structural and MEP drawings to develop coordinated working drawings for the project execution
V. Develop GFC (Good for Construction) drawings to be issued to site for execution of the work.
VI. A compiled set of the last issued GFC’s would be shared for Records.
INTERIOR DESIGN SERVICES
The interior design services shall include developing Interior Concepts for Project either for the entire structure or for specified areas.
The Interior Design services shall include the design of the following:
a) Finishing Details as per Concept Plans for Interior Spaces.
b) Wall Art / Panelling suggestion as per Concept Design.
c) Interior finishing for project at Secondary level – including finishing for floors, walls and ceilings as per Concept including Furniture Designs and Details.
On the basis of the Design finalised above, the stages of deliverables will be as follows:
I. Develop a Concept for the Interior Spaces
II. Develop the Specification for the project to allow the client to review and approve the design concepts of the project.
III. Based on the approval of Specifications develop working drawings for execution of the Interior Design
IV. Develop a Bill of Quantity for Interior based on the inputs of the above stages for Tender
V. Develop GFC (Good for Construction) interior design drawings to be issued to site for execution of the work.
VI. A compiled set of the last issued GFC’s would be shared for Records.
